1. Purpose of the contract
The purpose of this contract is the seasonal rental of Chalet 1789, located at 151 rue des écoles, 05330 Saint Chaffrey, made available to the tenant for a fixed period.
The reservation constitutes full and unconditional acceptance of these general terms and conditions.
2. Length of stay
Under no circumstances may the tenant claim any right to remain in the premises after the end of the rental period.
The dates of the stay are those indicated at the time of booking.
The minimum stay is 5 days and the maximum stay is 30 days.
3. Capacity and use of the premises
The chalet is designed to accommodate a maximum of 6 people (adults and children over three years old included).
Any change (number of guests, additional visitors, pets) for overnight stays must be approved by the owner.
The chalet is non-smoking, except on the balcony, and does not allow the organization of parties or events. Failure to comply with this rule may result in additional cleaning charges.
The tenant agrees:
- to respect the maximum occupancy capacity of the accommodation;
- to occupy the premises peacefully;
- not to smoke inside the chalet (only the balcony is permitted); additional cleaning charges will apply in case of non-compliance;
- not to sublet the accommodation without the written agreement of the owner;
- not to transfer this contract to a third party;
- to keep the furniture, equipment and movable property of the accommodation in good condition;
- to hold holiday rental insurance covering the duration of the stay (often included in home insurance policies).

- not to access the utility room or private section of the chalet or any locked private areas of the chalet located on the ground floor
4. Booking and payment
The booking becomes effective after:
- validation via the online booking system;
- payment of a 30% deposit of the total rental amount.
The remaining balance must be paid 30 days before the tenant’s arrival.
If payment is not received within the specified time, the reservation may be cancelled.
The tourist tax, amounting to €1.87 per adult per night, is added to the total booking amount.
5. Cancellation by the tenant
Any cancellation must be communicated in writing.
The following conditions apply:
- Cancellation more than 30 days before arrival: 100% refund of amounts paid
- Cancellation between 30 and 15 days: 50% refund
- Cancellation less than 15 days before arrival: no refund
No refund will be made in the event of no-show, late arrival, or early departure.
Special cases – Death or force majeure (French Civil Code, Article 1218)
In the event of the death of the tenant or of a close relative within the legal meaning, supporting documentation may allow the consideration of an exceptional cancellation and the refund of amounts paid.
Close relatives are defined as: spouse, cohabiting partner, civil partner (PACS), child, parent, step-parent, brother or sister.
Any other situation does not constitute force majeure within the meaning of Article 1218 and will not give rise to any refund, including but not limited to:
- Covid-19 or illness
- Accident or hospitalization
- Professional reasons
- Change of vacation dates
- Transport difficulties or impossibility (cancelled train/flight, strike, breakdown, etc.)
- Closure of mountain passes or difficult road access
- Alternative booking considered more advantageous
6. Cancellation by the owner
In the event of exceptional circumstances requiring the cancellation of the rental, the owner undertakes to:
- refund all amounts paid;
- without any entitlement to additional damages.
7. Security deposit
A security deposit of €800 is required.
It must be paid before the tenant’s arrival via a secure Stripe payment link.
The security deposit is refunded within a maximum of 7 days after the tenant’s departure, less any deductions, where applicable, for:
– damage,
– loss,
– or exceptionally required cleaning.
If the security deposit is not paid before arrival, the rental contract shall be deemed null and void, and the owner reserves the right to deny access to the property or terminate the stay, under respectful and proportionate conditions.
8. Inventory and condition report
An inventory and condition report are carried out upon arrival by the tenant and upon departure with the landlord or the cleaning services.
Any anomaly or damage noted during the stay must be reported immediately.
9. Cleaning
End-of-stay cleaning is included.
The tenant nevertheless undertakes to:
- leave the kitchen clean: Oven, cooking appliances, coffee machine and sink cleaned
- empty and clean the refrigerator and freezer;
- take out the trash and clean the trash bins;
- wash and put away the dishes;
- place household linen and towels in the IKEA bags provided at the entrance.
Additional charges may apply if the condition of the accommodation so requires.
10. Household linen
Bed linen and towels are provided.
They must be used appropriately.
Any improper use will result in additional laundry or replacement charges.
11. Pets
Pets may be accepted only with the prior agreement of the owner.
An additional charge of €60 per week will apply.
The tenant remains fully responsible for the pet throughout the stay.
In the event of damage, excessive dirt, pet hair requiring reinforced cleaning, or any damage to the accommodation, furniture or equipment, additional cleaning and/or repair costs may be deducted from the security deposit.
12. Insurance and liability
The tenant is responsible:
- for damage caused by themselves or occupants;
- for supervising the chalet;
- for ensuring proper closure of windows, roof windows and doors.
The tenant is advised to be covered by holiday rental insurance.
The owner declines all responsibility in the event of:
- theft or loss of personal belongings;
- accidents inside or around the chalet;
- temporary interruption of public services (water, electricity, internet).
13. Access to the chalet
The chalet is accessible according to the arrangements communicated prior to arrival.
Instructions regarding keys, heating, equipment or access codes must be strictly followed.
14. Use of equipment
The tenant undertakes to use:
- heating;
- household appliances;
- domestic equipment;
- kitchen equipment,
in accordance with the instructions provided.
In the event of misuse or negligence, costs may be charged to the tenant.
15. Disturbances and neighborhood
The tenant must respect the peace and quiet of the neighborhood.
Any excessive noise or disruptive behavior may result in immediate termination of the stay without refund.
16. Weather conditions and force majeure
In the event of force majeure within the meaning of Article 1218 of the French Civil Code (unforeseeable, irresistible events beyond the control of the parties), no refund may be claimed.
The owner cannot be held responsible for weather conditions impacting stay activities.
17. Data protection
Personal information collected during booking is used solely for the administrative management of the rental and is never resold.
18. Acceptance of conditions
Confirmation of the booking implies full acceptance of these General Terms and Conditions of Rental.
19. Disputes and jurisdiction
In the event of a dispute between the parties, only the court of the jurisdiction where the rented property is located shall have jurisdiction.
